The mortgage holder contracted with The Long Hill Company to provide management services for four nursing homes when the owner faced criminal charges for poor patient care and financial irregularities. The Long Hill Company assigned a team to oversee clinical issues, financial management and marketing. We resolved all of the issues pertaining to violations of the state public health code, and made extensive improvements to the clinical care. Our management is ongoing, pending sale of the property to a new owner.
A 90 unit assisted living community in a suburban area was unable to meet its mortgage payments. The mortgage holder contracted with The Long Hill Company to provide short-term management for four months while the facility was prepared for sale, despite the resistance of the founding owner. Our team recruited and hired a new administrator and several new managers, providing a stable, well-managed facility to the new owner.
The census at an assisted living facility in a suburban area with a capacity for 120 residents had dropped to 50 residents, and facility was unable to make its mortgage payments. The facility consisted of five buildings with a capacity of 24 residents each; two of the five buildings had been closed and scavenged for fixtures and furniture for the remaining three buildings. The mortgage holder contracted with The Long Hill Company to provide management services. We developed plans for marketing and for the necessary capital improvements to restore the community to its full capacity. We prepared the facility for sale to a new owner, who has since completely renovated the property and achieved stabilized occupancy.
A company operating six assisted living facilities with a capacity of 975 residents was experiencing census and financial challenges. The chain consists of six buildings, a mix of mid-rise and high-rise structures, located in suburban locations. The Long Hill Company assigned a team to oversee operations, finances and marketing. The team made operational improvements and resolved issues with state regulators. During an intense marketing effort over a five-month period, census showed a net gain of 85 residents, improving the financial status of the company. The main impediment to long-term census and financial improvement was a lack of capital for needed renovations. The Long Hill Company management contract terminated when the company was sold.
The mortgage holder asked The Long Hill Company to evaluate and manage a 90 unit assisted living facility in a single story building in a suburban location. We assigned a full-time on-site manager. We discovered a significant number of inappropriately placed residents who were assaulting staff and each other; they were moved to appropriate facilities where they could get psychiatric care. We also identified and terminated employees who were providing poor resident care and stealing items from residents. We implemented systems and staff training to ensure that proper resident care was being provided, and prepared the building for sale. The mortgage holder ultimately determined that the market demand was not strong enough to create a stable property, and the building was closed.
