Mr. David M. Lawlor

Overview:
Mr. Lawlor has enjoyed a 30-plus year career of leadership in healthcare management, finance and strategy. A CPA by background and former manager in KPMG’s Senior Care Services consulting division, Mr. Lawlor serves as the President/CEO of UMH, Inc., the parent company of Long Hill. Over the past 24 years, Mr. Lawlor has led a broad range of projects which have all centered around improving the operational stability and enhancing the value of senior living assets. His clients include institutional and private equity investors, lenders, state and federal government agencies and non-profit organizations. His projects have ranged in size from $1 million to $350 million in overall business value.

Experience:
Mr. Lawlor has served the senior care industry for over 30 years and has in-depth knowledge of performance improvement, reimbursement, capital structuring, and business planning. He has been involved with over $3 billion of successful senior care transactions, which have included acquisitions, divestitures, and development projects.  Examples of his advisory services include:

  • Management Services – Responsible for the overall success of specialty turnaround management assignments of distressed situations, which have included regulatory and/or fiscal distress, leadership vacancies, and/or manager absenteeism on behalf of concerned stakeholders. Mr. Lawlor has assembled and managed the interdisciplinary teams necessary for successful outcomes. His experience in this work spans over 20 years, across 15 states in projects that have ranged in size from a single site operation to chain portfolios covering multiple states.
  • Receivership Services Responsible for all management, treasury control functions, investor reporting, court reporting (both federal and state), and regulator reporting (State DOHs, OIG, CMS, HUD, DOJ). Mr. Lawlor has assisted with the development of effective court orders and managed the turnaround strategy, liquidation, and asset recovery of receivership estates.
  • Transactional Services Advises buyers and sellers in negotiating the purchase or sale of properties. Mr. Lawlor has marketed opportunities and negotiated transactions as a liaison for stakeholders.
  • Feasibility Services – Evaluate project feasibility of development, expansion, or repositioning in connection with a strategic plan. Mr. Lawlor has conducted feasibility analyses in connection with municipal bond offerings and serves as an independent consultant in situations of debt covenant violations.
  • Reimbursement Services – Cost reporting, specialty reimbursement analyses, and associated margin analyses.
