Mr. David M. Lawlor

Mr. Lawlor has enjoyed a 35-year career in healthcare management, finance and strategy leadership.  A CPA by background and former manager in KPMG’s Senior Care Services consulting division, Mr. Lawlor joined United Methodist Homes (“UMH”), parent company of the Long Hill Company (“Long Hill”), in 2000 as CFO before his appointment to President and CEO for the following 15-years.  In 2024, Mr. Lawlor developed a merger strategy between UMH and Masonicare which successfully closed on January 1, 2025.  Under the merger arrangement, Mr. Lawlor continues as the President/CEO of Long Hill and became the CFO of the Masonicare system, while the respective boards converged.  While with UMH, Mr. Lawlor started Long Hill in 2000 and for the past 25 years has lead turnaround projects which have all centered around improving operational stability and enhancing the value of senior living assets.  Mr. Lawlor’s clients have included institutional, private equity and bond investors, lenders, state and federal government agencies and nonprofit organizations. His projects have ranged in size from $1 million to $350 million in overall business value.  His career of leadership in the field of senior living has covered a wide range of assignments including assurance, hands-on operations, feasibility analyses, mergers and acquisitions involving skilled nursing, assisted living and life plan communities.
 
Experience: 
Mr. Lawlor has in-depth knowledge of performance improvement, reimbursement, capital structuring and business planning. He has led over $4 billion of successful senior care transactions. Examples of his advisory experience include:
 
  • Management and Specialty Consulting – Led operating teams in performance improvement planning and execution, regulatory compliance, budgetary monitoring and facility expansions for owned and managed sites totaling over 150 communities across 26 states over the past 25 years. Project annual operating budgets have ranged from $2 million to $350 million.
  • Receivership Services – Experienced in voluntary and involuntary receiverships of state and federal courts. Responsible for project success and all management, treasury control, investor reporting, court reporting, and regulator (State DOHs, OIG, CMS, HUD, DOJ) reporting and relationship cultivation. He has assisted creditor committees in developing effective court orders and has overseen asset liquidation and entity dissolution.
  • Transactional Services – Advised clients in the negotiation of asset purchase or sale transactions. Mr. Lawlor has marketed deal offerings, advised on target selection and due diligence, and negotiated transaction terms on behalf of stakeholders. Mr. Lawlor has served as an expert witness in connection with secured creditor foreclosure actions.
  • Feasibility Services – Evaluated project feasibility of new-site development, expansion or the repositioning of senior care projects in connection with organizational objectives. He has reviewed market demand, related demographic trends and vetted operating assumptions of the overall project assessment.
  • Reimbursement and Assurance Services – Experienced in fiscal audits as well as Medicare and Medicaid cost reporting, specialty reimbursement and associated margin analyses.
